AIREX 2026: Why Real Estate Professionals Are Watching Azerbaijan

By PropTech Club | November 2026

Baku has been changing quickly, but outside the region, its property market still gets far less attention than places like Dubai, Riyadh or Istanbul.

That’s exactly what makes Azerbaijan interesting right now.

There is a lot happening on the ground, from new real estate projects and infrastructure to tourism and wider urban development. For people working in property, the interesting part isn’t simply how much is being built. It’s the network forming around it: developers, investors, advisors, technology companies and professionals looking for their next market.

This November, we’ll get a closer look.

From 4-6 November 2026, AIREX, the Azerbaijan International Real Estate Exhibition, will bring the industry together at Baku Expo Center.

PropTech Club is going to be there.

Why Azerbaijan, and Why Now?

Ask someone to name an international real estate market and Azerbaijan probably won’t be their first answer.

Dubai might be. Riyadh, London or Istanbul could be too.

Baku has had a quieter profile internationally, and that is partly why we want to understand it better.

Azerbaijan sits between Europe and Asia, with Baku at the centre of much of the country’s business and urban activity. The city’s skyline tells part of the story, but buildings alone don’t tell you where a market is going.

You need to meet the people behind them.

Who is developing the next project? What are buyers actually looking for? Where is investment coming from? How open is the market to new technology? And where could international companies genuinely add value?

Those questions are much more useful to us than simply asking whether Azerbaijan is “the next big market.”

What Is AIREX 2026?

AIREX stands for the Azerbaijan International Real Estate Exhibition.

But think of it as more than rows of project stands and property brochures.

For three days, developers, investors, buyers, consultants, PropTech companies and other real estate professionals will have a reason to be in the same place.

Names associated with AIREX include PASHA Real Estate Group, Sea Breeze, PMD Group and Baku White City, alongside other organisations from Azerbaijan’s real estate ecosystem.

For someone entering Baku for the first time, that concentration of people matters.

You can spend weeks researching a market online and still not understand how business actually works there. A conversation with a local developer, investor or advisor can reveal something that never appears in a market report.

That is one of the reasons exhibitions like AIREX still matter.

Why PropTech Club Is Going

Our reason is pretty simple: people.

PropTech Club brings together developers, investors, brokers, consultants, founders and professionals working at the intersection of real estate and technology.

AIREX gives us an opportunity to take that network into a market we want to understand better.

We’re going to Baku to listen before making assumptions.

We want to hear from local developers about what they’re building. We want to understand what investors are looking for. We want to know what problems brokers and sales teams are dealing with. And, naturally, we want to see where PropTech fits into all of this.

Some of those conversations may turn into partnerships.

Others may simply turn into good contacts.

Both are valuable.

There’s a PropTech Conversation Here Too

This is the part we’re particularly curious about.

Real estate technology doesn’t develop in exactly the same way in every country. What works in Dubai cannot automatically be copied into Baku. The same applies to solutions built for Saudi Arabia, Pakistan, Europe or anywhere else.

Every market has its own problems.

Maybe a developer needs a better way to manage leads. Maybe a brokerage has plenty of enquiries but struggles with follow-up. Maybe investors want better access to property data. Another company might be looking at AI, automation, property management software or smarter ways to market projects.

You only discover those needs by talking to the people dealing with them every day.

For PropTech companies considering Azerbaijan, that should probably be the first step: understand the problem before trying to sell the solution.

AIREX gives us a place to start those conversations.

For Developers, the First Opportunity May Be a Connection

Entering another country’s real estate market sounds exciting.

It’s also complicated.

A developer needs to understand local demand, regulations, pricing, competition, buyer behaviour and potential partners before making serious decisions.

A presentation deck can give you numbers.

It can’t tell you who you should trust.

That still comes through relationships.

At AIREX, international developers can meet people already operating in the Azerbaijan real estate market, ask questions and begin building those relationships.

There doesn’t need to be an immediate deal.

Sometimes one useful introduction is enough to change what happens next.

Investors Should Be Asking Questions Too

The same principle applies to investors.

A beautiful project and an attractive projected return are not enough to understand an investment.

Who is the developer? What else have they delivered? Who will live there? What is happening around the project? How does the local market operate? What are the risks?

These aren’t questions you answer from an Instagram post.

For investors researching Baku real estate or property investment in Azerbaijan, AIREX offers the chance to speak directly with developers and other people working in the market.

That doesn’t replace proper due diligence.

It gives you somewhere better to begin it.

Who Should Be in Baku?

If you work in real estate and your business depends on relationships, new markets or technology, AIREX is worth knowing about.

Developers can meet potential partners. Investors can explore projects and speak directly with market participants. Brokers and consultants can extend their networks beyond their home markets. PropTech founders can find out whether their solutions solve an actual local problem.

There is also a place for architects, marketers, technology providers, property managers and professionals working in data, AI and digital transformation.

Not because everyone needs to enter Azerbaijan.

But because understanding a market before everyone starts talking about it is rarely a bad thing.

Real Estate Is Still a People Business

We spend a lot of time talking about technology at PropTech Club.

AI is changing workflows. Data is improving decision-making. Digital platforms are making it easier to discover properties and connect across borders.

All of that matters.

But property is still a remarkably human business.

Someone has to trust the developer.

An investor has to trust the numbers.

Partners have to trust each other.

And sometimes that begins with something as simple as sitting down for coffee and having a proper conversation.

That’s what we’re looking forward to in Baku.
